Schedule of Dilapidations
Whereas a Schedule of Condition is usually commissioned to identify defects with properties at the beginning of a lease, a Schedule of Dilapidations is commissioned at the end of a lease in order to determine whether a tenant has complied with his repairing obligations contained within their lease.
The aim of a Schedule of Dilapidations is to avoid disputes between landlord and tenant and the report achieves its aim with the use of descriptive text and photographic evidence.
