Schedule of Condition
A Schedule of Condition is usually commissioned to identify defects with properties at the beginning of a lease, in order to establish the condition of the unit prior to the tenant taking occupation or renewing their lease. This avoids disputes at a later date over whether the tenant has complied with their repairing obligations, as contained within their lease.
A condition report can also be commissioned by owners of commercial property in order to generally identify defects within the property.
The report achieves its aim with the use of descriptive text and photographic evidence.
